Rental Turnover Checklist for Chicago Landlords

The fastest turnover is not the one that skips inspection. It is the one that identifies the complete scope early, sequences the work correctly, and records what is ready before the next resident arrives.

1. Inspect and document the unit

Record the condition of each room, fixtures, appliances, doors, locks, windows, walls, floors, plumbing, and safety devices. Use clear photos and separate normal wear from repair items that require a decision.

2. Build one prioritized scope

Separate safety or habitability issues, work that blocks other trades, standard repairs, cleaning, and optional improvements. Confirm materials and access before scheduling so the team is not waiting on basic decisions.

3. Sequence the work

Complete leak correction, electrical or mechanical work, and larger repairs before drywall finish, painting, detailed cleaning, and final touch-ups. Poor sequencing creates repeat visits and can damage finished work.

4. Complete the readiness check

Confirm doors and locks, water flow and drainage, lights and switches, appliances included in the lease, heating or cooling controls, smoke and carbon monoxide devices, cleaning, and removal of work debris.

5. Save the final record

Keep the final scope, completion notes, photos, dates, and costs tied to the property. This creates a useful baseline for the next request and the next turnover.
