Chicago Landlord Maintenance Checklist by Season

Chicago weather puts rental properties through heat, freezing temperatures, snow, rain, and rapid seasonal changes. A repeatable checklist helps owners catch small issues before they interrupt a tenancy or become an emergency.

Winter: protect heat and water systems

Confirm heating equipment and thermostats operate before severe weather. Replace filters where required, review exposed or vulnerable piping, verify residents know how to report loss of heat or active leaks, and keep access instructions current. Document recurring cold spots, condensation, and freeze history for future service.

Spring: inspect what winter exposed

Review gutters, downspouts, drainage, exterior seals, windows, screens, railings, and visible water staining. Test cooling equipment before the first hot week. Small signs of moisture should be investigated before cosmetic repairs hide the source.

Summer: focus on cooling, access, and exterior wear

Check filters, condensate drainage, thermostats, screens, doors, locks, exterior wood, and high-use common areas. Schedule non-urgent exterior and turnover work while conditions are predictable, and retain before-and-after photos with the property record.

Fall: prepare before temperatures drop

Test heat early, review weatherstripping and caulking, clear gutters, confirm smoke and carbon monoxide devices, and close open exterior repairs. Use the service history to identify units with repeated heating, moisture, or access issues.

Make the checklist operational

A checklist only works when every item has an owner, target date, result, and supporting record. MainteGO keeps requests, scheduling, updates, and completion documentation connected to the property.
